Tips On How To Get Brasilia Real Estate

The good news is that you can buy Brasilia real estate. Some of the countries we'd love to live in won't let us buy, but Brazil does. First, there are a few steps that need to be taken.

Buying Property In Brazil

Before you can buy Brasilia real estate, you have to have a CPF. This is a type of Brazilian ID card. There are some requirements for getting this card, including having your birth certificate translated into Portuguese, formally applying for a CPF at the Banco Do Brasil, and a few other little things. One major problem is that you have to already have a Brazilian address. This makes buying Brasilia real estate a little trickier for those of us who live outside of the country.

Next, you need to have a good broker that you can trust. Your Brazilian real estate broker will be preparing all the necessary documents, including the contract itself. Just like buying real estate back home, you have to make sure your broker is professional and trustworthy.

The other good news is that your down payment will be much lower than it would back home. Down payments are usually as low as $4,000 or less, and payments can be made for a one to four year term. Keep in mind that interest rates in Brazil are quite high.

Once you have your real estate purchased, you will either need to live there or hire a caretaker to live on-site.

Real Estate In Brasilia

The bad news is that it's tough to buy Brasilia real estate. The pilot plan of Brasilia was only designed for a certain number of people, and it has already far surpassed this number. For this reason as well as others, Brasilia real estate is very expensive compared to the rest of Brazil.

Most of the houses you will find on the market in the Federal District are not located in Brasilia proper. If you want to buy Brasilia real estate, you may have to settle instead for a property in one of Brasilia's satellite cities. There are very nice areas in the satellite cities, and there is a general trend among residents of Brasilia to move out to the suburbs. But, some of these areas have a reputation for crime and poverty. It is always best to check out a place before buying, no matter what a real estate agent says.

The best way to buy real estate in Brasilia, or anywhere else in Brazil, is to go there in person. You can stay in Brazil for 180 days with a tourist visa, and it is well worth the trip to check things out. Talk to a local real estate broker who specializes in the kind of property you are looking for.
